What is the difference between a Mashurah Report and a Real Estate Valuation?

A Mashurah Report provides a professional advisory opinion on ad content and property-related factors, including key risks and observations that may influence your decision.

Depending on its type, the report covers whether the listing's data is sufficient, how it compares with completed transactions and listing prices for similar properties in the same or a nearby neighborhood, the market, the true cost of ownership and operation, the location, the key risks, and finally Awraq's opinion.

A real estate valuation is a different service aimed at determining a property's market value, provided by a certified real estate appraiser in accordance with regulatory frameworks.

If you require an official property valuation, such as the one banks or financing institutions often require, you will need a certified appraiser.

Before that, a Mashurah Report can help you understand the property and its risks and observations, and decide whether to pursue it at all.

Does the report determine the correct property price?

No. A Mashurah Report is not a real estate valuation and does not establish an official property value.

However, the report may analyze the asking price within the context of the market, available data, and comparisons, highlighting factors and risks worth considering when evaluating the price.

In the residential purchase opinion report, for example, the asking price is compared with property transfers and listings over a specific period for similar properties in the same or a nearby neighborhood, noting that each property has its own characteristics and that this comparison is not a valuation or a substitute for one.

Timing and validity

How long does it take to issue a report?

After the request passes the initial review, the consultant sets the expected preparation time and you are notified of the expected delivery date. The timing varies by report type and property.

Why do reports have an expiration date?

Because reports reflect a professional opinion based on data, information, and conditions available at the time of preparation, which may change over time.

In an opinion report, market conditions, asking prices, property status, surrounding area developments, or other baseline factors may shift.

In a transparency report, the opinion is tied to the ad content and property data available during review, which may also change later.

Therefore, we assign an expiration date to each report to clarify that the professional opinion represents a specific timeframe, and relying on it afterward may require data updates and a re-review.
